Can we sue landlord for damages caused to us due to faulty equipment

Hi All, We are corporate company and have taken a Rental space on lease for our office. we have signed a dead on stamp paper with landlord. Landlord has agreed to provide us uninterrupted power back-up, 24/7 security on the building , Lift etc on the building but now generator power provided by him is giving problems. Its not working properly and its a huge mess. he is not taking any action and neither provider other facility written in contract. Can we sue him for the damages caused us due to power back up not provided ? Please advice

Yes, as per the agreement you can file a case for damages against the landlord. The other option can be done is you can deduct the damages or the payments you made from the rent and pay him the rest and you can give him a notice of vacating the premises
