Builder took token money but did not provide cc or acknowledgement

Hi I paid builder token Money by cheque in the name of builder. Who committed to get cc by mid of November and will than give me docs. My Loan is already sanctioned but my worry point is builder didn't gave any receipt of my token Money. If in case any issue comes in how can I get back my token Money. Luckily I took a signed and stamped paper of moneyreceipt from my reputed agent. Will this make my case strong
Ask the builder to give you acknowledgement for receiving the token money.
Give him a legal notice if he does not gives you in proper time.
