Will in favour of one legal heir

We sold our property in which me , my mother and sister were heirs. My sister and i executed a relinquishment deed in name of my mother after which she got the property money . From that money she bought another property which she wants to give it to me only and wants to execute a will in my favour. My question is that if we get a registered will done then are there any chances that my sister claims her share later on ?? My mother wont opt for a gift deed as she told. Please suggest and thanks in advance.

Yes it is correct, your mother can do so as after getting relinquishment deed in her favour your mother became absolute owner of the property which she sold and also of the newly purchased one which dhe has purchased by that amount.
You do not fear for the any claim from any side. your case is of the absolute ownership of the property held by your mother in both property cases. Sister's objections will be non maintainable.
pl note if you reside in Delhi for the execution of willed prop e rty probate of a will is must at time of claim. it is advised to go for a good and experienced Advocate for probation of a will and getting a letter of administration from the court in your favour.
Property cases are not simple ones pl note.

Once you and your sister have relinquished your portion of the property, no one will have any claim and only your mother has any right over the property.

Now as a single owner, your mother can transfer it to anyone she wants, including you in a registered will.

Get a will made in your favor, get it registered from Sub-Registrar's office.

Also, make sure you have original or certified copies of the relinquishment deeds made by you and your sister, so that in case your sister tries to file a case, with the original relinquishment deed or certified copy of it, her claim will be defeated right there at the start.
