When a person expires leaving unregistered Will. Can we register now? Need to transfer property in his mother's name. What is the procedure and fees if we need a lawyer

This is my response to you:
1. No you cannot register it now;
2. But a non-registered Will is also valid;
3. You will need to file a probate petition;
4. Approach a local lawyer and he/she will help you.

Hello,

You may file a petition in court and need to produce the witness to the will and can testify that will will was made by free will.
The procedure is quite simple and cost depends of the value of the subject matter. Approx 1.30L to 1.50L.

Hello,

It can be registered, just the presence of witness and the lawyer is needed. Else, you may file a testamentary and intestate petition for transfer.
