Unable to pay home loan EMIs for Mortgage Loan

30-Dec-2023 (In Recovery Law)
What if I am unable to pay home loan EMIs further. What action will be taken by bank against me, Can they file fraud case against customer? Also, what after loan becomes NPA? After NPA, if customer wants to pay EMIs then what??

Sir, the bank may send legal notice for payments. If you are still unable to repay your dues, the bank reserves the right to initiate the process of auctioning your property to recover it's dues as allowed by the legal framework of the SARFASI Act of 2002.

Better option is to sent an appropriate reply to the bank before they initiate any legal action against you. be it be DRT proceedings, arbitration or loan recovery process. Since once the reply is sent you will get the room for negotiation and this is highly recommended.
