Who is the owner of the property if registered on mothers name?

Sir, in 1989, A site was purchased and registered for three members I. e mother and two sons. At that time of Registration one son is minor and the other son is attained 18yrs. But only the mother was signed on the document. Now the Question is the owner either three or only the mother?

Without examination of document, It is difficult to say what is nature of document like sale deed or settlement deed ets. In case sale, vendee should be competant person in the eye of law as such my opinin only mother is owner of propery.

By the time of registration if mother signed only on her behalf then she only owner of it,or on the other hand if she signed for her and also on behalf of minors also then all of three are owners of the property.
