What's the stamp duty for gift/ release deed

I have registered my property in Thane, adding my mother as co-owner paying only 5% to the developer. My mother's contribution is zero and doesn't want to be co-borrower in bank loan, we want to delete the second name.
If we get a gift-deed done in my favour with NIL consideration value, what would be the stamp duty ? Or if we she does a release/ relinquishment deed in my favour, what would be the stamp duty ?
Is both LBT and Metro cess applicable for Thane ?
Will it be on 50% of property value or on nominal / zero value, as we have paid only 10% so far, to the developer. All liabilities ( 100%) against the loan would be on me only. Her share now is ZERO or deemed 50% of 10% paid to the developer. Would appreciate your guidance please

for gift deed you will be required to pay stamp duty of 3% of the current market value.

I do not know who responded to you before but i am really amused by your query. You have registered agreement for whole property and to remove the name of your mother from the said joint ownership agreement , you have to get the gift deed registerered from her in your favour for her 50% undivided rights by paying 1% LBT and 1% Metro surcharge on 50% ready reckoner value of the property.
