What to do if there is a dispute regarding title of the land

Sir i am a resident of Gaya, Bihar. I have a plot in my possession which was gardened by my forefathers before independence nearby 1920. But the problem is that the land belongs to another person and the documents related to the land lies in the custody of the land owner. But there was a written agreement regarding the plantation that " TILL ONE TREE REMAINS IN THE LAND, THE LANDOWNER IS BOUND TO RESPECT THE CONTRACT AND BOTH PARTIES WILL HAVE EQUAL SHARE ON THE PRODUCTION OF FRUIT AS WELL AS DRIED TREES AND BRANCHES ". I want to know what is the present legal advise regarding this matter and what will happen to the title of the land. And the provisions of the zamindari act regarding this matter.
