What to do if POA expires and want to register the property

My father purchased 15 years back a property land from third party whose original papers are with us but power of attorney has expired already and also the property is not registered. What to do in such cases.however we have found the first party .how to proceed?
If the first party is concerned about that land, then you can do direct new agreement with 1st party. And take him land registered office And register your name directly in the land.This can happen only if the names of the second and third names on the ground have not been registered.
For any good suggestion it is better to read the power of attorney and original paper of the property. Why the power of attorney executed while direct transfer should be executed? is there any of party live or dead? is there any possibilities of objections or miss used would be raised? The situation for you is quite hard so be care full for any step. I would be grate if you can share the above said details.
