What to do if a land is re registered without the owner's consent ?

Hello, a land was registered on my mother's name in 1982, recently we want to sell that land. While in process we came to know that land was registered on somebody name again in 1994. So please advice me how to proceed. Thank you.
Sir you have to feel a case on the person who is claiming to be the owner of the property as you are the owner of the property and you can even file a criminal case against him for encroaching on your property

First try to check as to who has sold the land and without the proper title or is it that their is impersonation done on behalf of your mother that has to be checked. You find out first on whose name the land registered. You can file case against those persons both under criminal and civil. Criminal under 420 ipc. Civil under declaration and possession suit you can succeed
