Hello,
I will recommend go for A khatha land with clear marketable title. The property should be DC converted. If you are purchasing a site in bangalore either go for BDA site or the site which comes under the jurisdiction of BBMP having A khatha. Please feel free to contact me for legal scrutiny

The Karnataka HC has ordered to not to issue the B khata. B Khata will allow you to buy or sell a site, but you will face problems when you go for construction. It is advisable to go for properties having A Khatha as in case of B Khatha you cannot have building license, trade licence or loan from banks or any other financial transactions.

DC converted property means the property can be used for purpose other than agriculture. Have you seen the original documents? One have to extremely cautious in purchase of property. Be comfortable to meet me with the copy of documents you wish to purchase so as to verify if title is good for a valid transfer.
