Validity of unregistered sale agreement

I am a owner of a house in Chennai.I went into an unregistered sale agreement with a buyer for my apartment..The validity of agreement is till march..Due to personal reasons I had to cancel my agreement and I returned the advance amount received by RTGS .The alleged buyer who promised to handover the agreement is not complying with his words...How valid is the agreement legally and what legal precautions should I take now.

If the proposed buyer is not responsive or not willing to return the sale agreement even after the money is returned you can send legal notice and inform him that the sale agreement stands cancelled. This way you will in a safer domain.

gand registered sale agreement has no legal validity before law any benefits from the unregistered sale agreement as per the law now sale agreement has or made compulsory to register before the register office
