Two sell deed registered with common part of land what to do

there was a plot of 225 square yards divided in two equal parts(112.5 square yards) each having different owners.. in first part one house was constructed. i had purchased that house.at time of registered deed owner of plot claimed that his two square yard of land is coming in boundary of house.to avoid dispute owner of house purchased that 2 sq yard of land and in this way I have got registered sale deed of 114.5 square yard through two mother deeds (112.5sq yard+2 sq yard) now plot owner has sold his plot and new purchaser has reg sale deed of 115 sq yard. how it become possible?

Your sale deed is prior in time as such you are owner to the extent of 114.5 sq. yards. Now, in the second sale deed the area is mentioned as 115 it does not affect your rights. The subsequent purchaser cannot assert his rights on 2 sq. yard purchased b you. You can seek injunction against other purchaser for not interfering in your possession.

first of all you check that the previous owner how much share he have and how much share he had sold to any third party if he sold more than his share than he is not authorized under law to sale more share or not authorized to sale anybody else share if he do so than he is liable for criminal offence as well as civil litigation for challenging the sale deed and plz contact for good and hard working lawyer at the place where the property is situated

In your case, some investigation needs to be conducted. You may apply certified copy of sale deed, by the way of which the plot has been sold, and see the chain of documents. This chain needs to be compared with your documents. Show it to your lawyer, and in case of discrepancy, a civil suit needs to be filed to enforce your ownership rights over the land in dispute.
