Two agreements for property sale is legall

I jointly own a property with my brother, each holding a 50% share. We are planning to sell the property. As per the Sale Deed, the property value is ₹33,66,000. We are selling it for ₹79.5 lakhs, which includes ₹64 lakhs for the property (based on guidance value) and ₹15.5 lakhs for furniture and fixtures. Is it legal to have two sale agreements with these amounts, and can the proceeds be split between the joint owners accordingly?

Yes. You have to do separate agreements otherwise you have to pay the stamp duty for total consideration of sale value along with fixtures. So better to do separate agreements. If you need any further enquiry please contact me.
