Two agreements for property sale is legall

I jointly own a property with my brother, each holding a 50% share. We are planning to sell the property.
As per the Sale Deed, the property value is ₹33,66,000. We are selling it for ₹79.5 lakhs, which includes ₹64 lakhs for the property (based on guidance value) and ₹15.5 lakhs for furniture and fixtures.
Is it legal to have two sale agreements with these amounts, and can the proceeds be split between the joint owners accordingly?
