Transferring joint ownership solely on my name

Me & my mother have a joint ownership of a flat,bought by me by Bank loan (also applied jointly for getting the privilege of PM abhas yojona scheme) and the EMI is solely paid by me.At current position I want to change the ownership solely in my name.Do I have to again pay for registration?Is there any way where I can go though the process in minimal expenses?

as you have a joint ownership of a flat with your mother by bank loan solely paid by you and now you want to change the ownership on your name then you can get gifted this property by your mother as in registration you have to pay more money value than in gift
