Transfer of Property from Father To Son after death of Father

I am a Hindu and My Father has died and has left a registered will in my favor. This will was executed in Delhi. Which includes a property each in Gurgaon, Delhi and NOIDA. My Mother is also no more. I have two sisters who are witlessness in this will at the time of its execution. There is no 0ther surviving legal heir in the family. i) What formalities are needed to transfer of these properties in my name and ii) what is the court / government fees. iii) How much time it takes to transfer these properties iv) Is there any formality required from my sisters also ( one of them is settled and citizen of Australia). If so, what are these formalities Please answer in details. Regards

(1) You have to apply for the legal heir certificate from the concerned sub registrar's office (2) It entails a cost which include lawyers professional fees and out of pocket expenses (3) Once you have the legal heir certificate you may apply for the mutation. You might be asked to give the probate of the Will though probate of registered will is not required in Delhi. Probate petition needs to be filed in the court which will entail a cost. (4) NOC is required from your sisters

Firstly. Get your will probated, so that the same be transferred in your name. Secondly, it needs to be seen whether there are any objections to the Will by any other legal heirs. Thirdly, court fees will depend on the value of the property. Fourthly, you need to spare 5-6 months for entire formalities to complete during these Covid Times. Thanks.
