TRANSFER OF OWNERSHIP FROM MOTHER TO SON IN A JOINT PROPERTY

We have ancestral property of 4 katha land of my maternal grandfather which is inherited by his six children(4 brothers and 2 married sisters) after his passing away.My mother is one of the siblings.She is 66 years old and now want to transfer the ownership rights to me(her son).I have an elder married sister but my mother shall not entitle her to any rights in the property (due to estranged relationship).What are the do's to get the job done?

If your mother during her lifetime doesn't execute and register Transfer Deed in your favour in this regard, then it will devolve upon her husband and children. If you wish to take my Legal opinion professionally upon online payment, then can whatsapp.
