Transfer of Ancestoral Property located in Guruvayur Municipality

The query is relating to an ancestoral property which was agreed to be passed on to my cousin sister and her 2 daughters as per the registered Partition deed as per the Hindu religion following death of my aunt. My aunt expired in Jun 23 and immediately after that my cousin sister also expired. Now the cousin sister's daughter wants to sell the property but their uncles are not allowing them to do so by refusing the NOC as required by the Regn office. Is the NOC required in this case?

There are several unanswered questions. is your partition deed registered? if it is it's valid. you can either approach the court for an order or update your records. Then NOC is not required. please call me. Adv. Priyakumar.T

there is no need for a noc since the daughters got the title deed by registered title. they can sell their respective shares over the property. they don't need any noc from anyone since they are the actual owners and if anyone is obstructing they can approach civil court
