Token refund issue in resale flat

I have given 3 lac rupees in 2 parts for purchasing the resale flat in kalyan west. I have applied for the home loan but is not giving me loan because of not clear property papers. Seller party is female and her husband passed away before 20 yrs, she didn't have hire ship certificate. Our lawyer made release deed for her but it's not registered yet. Now seller party asking a cheque of rs 18 lac as sequences. But loan approval is not yet given by bank. Now I don't want to purchase the property and want my token refund. Is it possible? And what to do for that?
yes ut is possible you need to send a legal notice to the women initially so that if she does not return the money then you could file a case against her if she is not returning money and also the women is at fault as she does not have legal heriship certificate
