Sir I want to purchase a 2 bhk flat in Kolkata.I am a defense personal and I'm staying at banglore.sir during purchase of flat I want legal guidelines to ensure I am not cheated or faruad by any builder.kindly advice wayouts.
First of all collect a copy of mother deed of land and development agreement and power of attorney if executed. Thereafter you need to make a searching of the property in concerned Registration office. Thereafter you need to proceed further regarding purchase of property.

While purchasing a residential flat from promoter you need to first check the title deeds and its chain deeds in respect to the property ,thereafter agreement between the promoter and landlord and power of attorney given by the landlord to the promoter both being registered ,you should do searching of registry office records in relating to the property and also advisble to do court searching..you should also check the sanction plan ,mutation certificate and very much advisible to do Land aquisation searching if there had been any word of aquisation in respect to the said property or its nearby places because i have seen plenty of problems relating to aquisation.
