HI,
your query was all-ready answered. if it is case of fraud, fraud vitiates all acts. you are in possession of the property.
so, possession follows title. if you are in possession of that property from past several years it's strong point for you.
whether your mother only signed on sale deed or registered that property. in the absence of any registration you can have the case. if your mother registered that property then you are not having any case at all.
how can you prove that she was cheated by that person.
being ancestral property you can approach the civil court asking for your share in the property by way of suit.

Hi
your mother should file a suit for declaratory title against the person who took your mother's signature in 2013 and also the person who purchased it from the first person in the year 2014.
Your mother can claim grounds such as fraud, coercion, undue influence and claim her property back
