Seller of land is not having possession of land what can i do

I have entered in to an agreement for sale.I am the purchaser here . The seller is having the name in the pahani of say x sy. No. But having possession of say sy.no.y. I have paid 25% of land value. What I have to do?

You mentioned that you have entered into Agreement of Sale. You are not mentioned that it is registered Agreement of Sale or not.
Any how you can invoke the remedy under the Specific Relief Act. As you told you have paid 25% of the land value. now you can issue notice to the seller to execute the registered agreement of sale. Here while issuing notice you should be in possession of the remaining balance of amount. Here you need to show that you are ready and willing to perform your part of contract.
