Seller not agreeing for family members as consenting parties

Buying flat in b'lore, Sale Agreement done with seller (married senior citizen with 1 married daughter) paid 10% of Sale Consideration, Sale Deed and all property docs (Sale Agreement with Builder, EC, Khata, Bank Loan, Property Tax records) are in his name, Don't want any surprises after registration so asked his family members signature as consenting parties at registration and family tree. The Seller isn't agreeing as he is saying its self acquired property, not required, What are our Options
Verify Seller Title: Confirm the property is truly self-acquired and not ancestral by examining the Khata records and previous chain of documents.
Legal Opinion: Consult a local lawyer in Bengaluru to verify the seller's claim of absolute ownership before final payment.
Family Settlement: As a precaution against future disputes, consider requesting a Settlement Deed or registered release deed from the daughter, even if the property is self-acquired.

As it is self acquired property legally he is right , just ask him if he has any documents to show that if is self acquired if he is not ready better to get it done without consent if he is not cooperating but do mention in the sale deed that for family necessity he is selling the property as it will safe guard you even if there are any objections in future from his family as there are judgments that the karata of family can sell the property for family necessity.
