Sale of Deceased Father`s flat

Namaste, my father bought a flat in kolkata in his name. He died in 2017 leaving behind me, mom and didi who`s now married. now we want to sell the flat. There is no will he left behind. My questions are as below 1. Will we have to first transfer the property to any of us or can we three just sign and sell it off? 2. How much time will it take if we first transfer the ownership and sell? 3. How much time will it take if we three just sign and sell it off? 4. What are the documents will be required to produce for smooth official process? 5. what will be the total cost? 6. Any other suggestions are welcome. thank you.

no there is no need to transfer of all of your names you need to make legal heirship certificate as this document will prove that you all are legal heirs of your father and then sell it to any seller as per the documents required for heirship are death certificate of your father, adhar and pan card of all legal heirs and class 12 Mark sheet ...
