Rent agreement for a joint property in absence a joint bank account

I want to rent a property owned by Father and son. They don't have joint bank account. I have to deposit refundable 4 lakhs to the son account. We are decided to registered the rent agreement I mean Father & Son and me. I would like to do safe transaction between us to avoid any dispute raised in future like 1) If son would have faced unforseen/mishap. 2)Is any docs should father signed to secure my refundable deposit over a period of time. Kindly suggest

Ask father to give NOC in the name of his son. Include a clause of payment in the agreement mentioning details and disclaimer in respect of Father. Make a payment receipt as signatures of both Father and son would be appeared on same.

Sirji for that a smiple a way open joint bank account. Or make a agreement from ur son and father. Or take a power of atorny from ur father and son in ur name simple way is that. And when u deposited amount in ur sons name bank account it is binding upon him

This is my response to you:
1. You can specify the terms of payment in the rent agreement;
2. You can also decide which account the money will be transferred to;
3. You will also sign an indemnity bond with them where the father and son and if they have a dispute, such a dispute will not cause any inconvenience to you;
4. Consult a local lawyer and show him the documents available to you.
