Remedy as seller sold land already once sold to another person

A was illitrate.A parchase land in 1980 surve no 1,2 (1=10, 2=10) total extant 20 acers full from B and C, and rigistered it.and cultivate it.but not mutated in revenu records.in 1983 B and C sold part of land in surve no 2 sum 3acers to D and registered and helped to got mutation, in 1987 A gone for mutation and and got only 17 acers mutated. in this case how can A recover 3 acer land from surve no 2 from D?

According to the judgments First Registration is the best Registration though it is not mutated. You can file a civil suit before the civil court by making a party B, C and D and as well as file a private complaint under Section 420 of CPC for cheating and collusion between B, C and D.

A purchased in 1980 from B C. again C sold part of the land to D in 1987 and got it registered and got it mutated in revenue records.Despite the purchase of A is valid though it is not mutated. A can file a suit for declaration against C.
