Regarding sale deed wrong information should I still sign it or not

Builder in the Advertisement brochure of 2 BHK shows floor plan with 2 bedrooms, but in sale deed copy, the bedroom area is divided & shown as Enclosed balcony, is it allowed.?? Shall i go for signing the sales deed/ agreement copy. I fear that if i sign it now, he might later on at the time of posession ask for extra premium / charges for converting enclosed balcony into bedrooms..as such words were uttered by the sales agent but not yet by builder

Please check all documents carefully, clear area should be mentioned in building sanction ed plan. Boucher there may be differences. As premium/extra charges are if it is written in agreement then only need pay if not mentioned then need not required to pay.
Before signing documents if you get all documents verified from Advocate, it is always better, and charges for same are also not much.

Provide as per bulging plan is complesary on the part of builder.You must check sanction bulding plan.sale deed will be executed as per that only.If it is deferring from broucher then also plan will be considered.You may claim damages from builder for false advertisement.If you are ok with enclosed balcony then sign sale deed and told builder that you will not pay extra charges. But first see sanction building plan.

If you are on the face of the deal are seeing huge deviation in what he is showing and what he is offering, then better avoid such deals to avoid huge financial burden in future.
