Real Estate Broker threatening

18-Nov-2023 (In Property Law)
Hi, I have a land and a broker approached us claiming that he has a client. He gave Rs 10,000 in cash and got the xerox copies of the property document. No agreement and nothing signed by us. He brought another person claiming that he is the buyer, but the price was not finalised. when I contacted the person who claimed as a buyer(actually not buyer) whether he is interested or not - he replied that he is looking into some other property and cannot concentrate on ours.I said that I have another buyer and I might go with them. After this, the broker started threatening us that he has done an advance on our land and I am supposed to sell the land to him.he sent a voice msg threatening. My mother in law is living alone in India and they went to her, pressured her to take money and sign.We refused and my husband sent a Whatsapp message asking him to return the documents and collect the advance amount.he has sent a legal notice to me with that msg.I am a UK citizen.what is my stand?

These are it usual occurrences and there is no need to bother. Threatening is just an underhand tactic to apply pressure. If the broker has sent proper legal notice then reply can be sent by a lawyer. Mere WhatsApp message can not be taken as legal notice. The advance amount may be returned at request. Threatening amounts to criminal offence.

give a reply to the legal notice should proceed legally if the person is cheating then you must go for a police complaint and also a civil suit to not to disturb your property without any due process of law otherwise this person will create legal encumbrance on your property by filing a case and they never make a plan to sell to anybody so you must immediately approach advocate and go through the legal process if you keep silent then they will do all sorts of things
