Questions regarding redevelopment of my building

Our society is going into redevelopment. We want help with how to make the redevelopment agreeement so that tenants are safe and secure. They do not have to worry about being decieved by builders. Q1) There is a new law that says that builders don't have to give bank guarantee? Q2) Should agreements be made individually with each member or just 1 with society? What is better? Q3) What is fungible area? Q4) The original copy of the agreement that is made between the builder and the society - is it with the builder or the society?

Dear Querist, you need to engage an advocate who can assist and guide you through entiprocess of development It is vital to show all the drafts agreements before finalising with the developer. No for this you should have to approach any property lawyer or lawyer how have much experience about redevelopement ,do a proper conveniening , reviewing the documents ,and fungible FSI is in Mumbai area is 35% it depends after seeing all the documents
