Property transfer thru gift deed

We have a residential land/house in Huda Sector where me and my brother are living since last 30 years. There are 3 owners of house - myself, my brother and our mother. Our mother passed away 5 years back without leaving any will. Now my brother wants to gift his share of land(33%) to me. But, our sisters won't give NOC (they are legal heirs in our mother's share) Can my brother still do a gift deed of his part of land to me? I understand HUDA mutation/transfer might be difficult.

Hello Sir/Mam Yes, your brother can gift his own share (33%) of the land to you without needing an NOC from your sister, as long as the part he's gifting belongs solely to him and is not part of your late mother's share feel free to contact us for further assistance or advice. Greetings for the day, In this situation, your brother can transfer his share in your name through legal channels. Also, he will not be able to transfer his share directly through a transfer deed in blood relation and will have to approach the civil court to do so.
