This situation seems complex due to the transition of your property from panchayat jurisdiction to BBMP (Bruhat Bengaluru Mahanagara Palike). Here's a step-by-step approach to resolve the issue: *Step 1: Gather Documents* - *Sale Deed*: Proof of property ownership and transfer. - *Property Tax Receipts*: BBMP receipts for the tax payments made by your agent. - *Panchayat Communication*: Any letters or notices from the panchayat regarding the property tax demand. *Step 2: Verify Jurisdiction* - *Check BBMP Records*: Confirm with BBMP that your property is indeed under their jurisdiction and that the tax payments were recorded correctly. - *Panchayat Records*: Request the panchayat to provide documentation or evidence showing that your property is still under their jurisdiction. *Step 3: Resolve the Dispute* - *BBMP-Panchayat Coordination*: If there's a jurisdictional overlap or confusion, suggest that both authorities coordinate to clarify the property's jurisdiction. - *Submit Documents*: Provide the gathered documents to both BBMP and the panchayat to support your case. *Step 4: Escalate if Necessary* - *BBMP Officials*: Meet with BBMP officials to explain the situation and request their assistance in resolving the issue. - *Local Councilor*: Reach out to your local councilor or elected representative for help in resolving the dispute. *Step 5: Legal Recourse (if needed)* - *Consult a Lawyer*: If the issue persists, consider consulting a lawyer specializing in property or local governance laws. *Key Points to Emphasize* - *Double Payment*: Highlight the unfairness of being asked to pay property tax twice for the same property. - *Documentation*: Ensure all payments and communications are well-documented. By following these steps, you should be able to resolve the issue and avoid paying property tax twice.
