Hi Team, I am in a situation where a house need to be divided between two siblings. A daughter( Sita ) and son (Lakshman). The property is owned by their father. Father is asking Lakshman to pay 30% of property cost to Sita and take the whole property, whereas Lakshman doesn't have liquid cash. Is it possible to register 30% of the property to Sita and rest 70% to Lakshman. This property is not ancestral and completely belongs to just the father

Yes it's possible. but the property will remain undivided and physical division not be possible. Father can choose whatever way he wish to divide the property as he is the one to sign being the owner of the property.

as the property being a self acquired one,



the transfer of any of the rights over the property is purely at the option of the owner only if there exists no other encumberamce with any one
