You have described facts of your matter but you did not ask any question that's why it is not possible for me to give correct answer of your question so kindly ask a legitimate question so that I can give you the answer
Preliminary Opinion: In your situation if the grandfather has no objection then the property will be divided in equal share between the two sons. If there is a house build on the said property then it will be considered as a by-product of the main property and will be divided on the basis of equity. In short every part of the immovable property will be divided in equal halves and if some one wants to retain the house and other wants to move out then the one who retains the house and the land has to compensate the other party with equity and market value.
For a comprehensive opinion:
1. Ownership paper to the land
2. What is the actual problem if the property is not registered then the first thing is to get it registered.
3. Claims made by both the sons.

Dear querist,
Aapka question unclear hai. Bihar ke kis part mein land hai?
White paper, jis pe grandfather ne partition kiya hai uske formally agreement mein convert kara lijiye before your grandfather expires, aur registration karwa lijiye.
Zaroori nahi ki aap ghar ko todde. Ghar ki evaluation karwa lijiye aur uska paisa apne father ke share mein agreement mein add karwa lijiye.
