Procedure and Cost of Gift Deed and Release Deed

My Father who was the owner of the Flat in Mulund west, expired 8 months ago.
Now we need to make a Gift Deed / Release Deed where my sister is ok to transfer her rights to us (Me, My Brother and my Mother)
what is the Procedure and Cost of Gift Deed and Release Deed in blood relation?
Drafting of Gift Deed costs between Rs 10,000 to Rs 15,000. For assisting you to get it Registered before Registrar of Properties is Rs 10,000. Drafting of Release Deed is Rs 7500. After Gift Deed, process doesn't get over. You need to bring Owner's name on Property Card which costs between 10,000 to 15,000 Rs.

Your sister has to gift her share to either of you or to all of you jointly. Government registration charges and stamp duty has to calculated on the basis of value of your sister's undivided share in the said flat. And you may get some depreciation as well if the building is a bit old in which the flat is located.
