Power of Attorney from a different state

Property situated in Bangalore with the owner residing in kerala. As the owner is unable to travel, is it possible to sign a POA in kerala to transfer the property? Or else is it possible to transfer from anywhere in karnataka and not in Bangalore?

Owner being in kerala cannot sign a document to transfer property situated in Bangalore. A power aattorney signed at kerala requires vanidation to operate in Bangalore. But again someone who is in Bangalore will have to be the attorney.
