Well, you cannot use Notarised POA tendered in your favor by your Son abroad for purchasing Property for and on his behalf in India. Yoh need to get the registered SPOA tendered in your favor from your son to purchase the Property and then through such SPOA, you can get such Property registered tol before the Registrar of Assurances.
First of all if someone is living abroad, notarization doesn't work. It's the apostille process.
Further, if u want the same for buying and registering, u have to first register the poa itself and pay the required stamp duty which can be done in India only if u are looking to do the same in India.
