Not able to serve lock in period

I have taken an office in New Delhi, in Oct 2019, with the lock in period of 3 years. In march COVID19 pandemic, lockdown started, my business gone down, and today, I am not in the condition of paying rent. I discussed with the owner, but he is not ready to listen and he is asking for whole 3 years rent, if have to vacate the office. But I don’t have that much money. Please do suggest the best solution, for my problem.

in the present condition i have to go through the whole agreement then only i am able to comment on your position . yes i can help you in this matter tht is for sure but for tht thingbi need to get details of ur agreement so in tht condition only things can be ur fevour.

In such situation, you have full support of the Law as recently a delhi high court judgment has held that due to pandemic situation if the tenant is not able to satisfy the essentiality of the agreement signed between the parties, that can be waived off.
My suggestion to you is, hire a lawyer, moot god negotiation with the landlord, decide the amount payable and reach to a particular amount with a deal. No issues will come up later on.
