If the father and mother and father are the joint owners of the property then after the death of father his share divided in to all his legal heirs equally by way of succession (If you are Hindus by birth). If so mother can transfer only her share and her share in her husbands property.File a partition suit.

If mother is absolute owner of the property she can transfer her share to any person as per her wish.

I Can assure that you will get a share in father's property. You proceed legally aganist your mother and siblings and accrue your legal right.

What do you mean by joint owner? In the normal course, on the demise of the father, his property, if intestate,p, vests with the wife and the children. Viewed thus, mother can exclude the girls only from the property that is vested in her, not the whole.
