Query perused. Your mother an transfer the property by way of Will or gift deed. In my considered opinion opinion execute a will and registered it registered. So far as challenge is concerned in India every document can be challenged. For further consultancy and legal services you may contact us.

Hello sir. I have perused your query. Your mother can always transfer the property to your name via a gift deed or a settlement agreement. Once registered, there is very little scope for the same to be challenged. Please feel free to reach out to me in case you wish to discuss the matter in more detail.
