Please clarify and what measures to be taken for its registration its urgent please advise hindu

1) Verify title deeds and all connected documents.
2) check the antecedents of the vendor. if there was any offendor and involves in real estate crime,leave the property.

3) verify the title of vendor whether it comes from purchase or by partition.
4) then inspect the property personly

5)verify signature and thumb impression of vendor.

6)Before purchasing the land or house, it is important to confirm that the land does not have any legal dues.


7) Some people may have taken loan from the bank by pledging their land. Ensure that the seller has paid back the entire amount due. Don't be satisfied with the receiptof the payment made. Release certificate issued by the bank is necessary for all the debts over the land. You could buy a land without the release certificate. But if you want to take a loan in future, the release certificate is a must.

8) If the building is under construction then inspect the plans to check whether they have been sanctioned by the concerned authority. Also check whether the construction was done according to the plan approved by Municipal authority.

Names of both the parties, addresses of the parties, total consideration amount of the property, address of the property purchased and prevoius chain of the property purchased should be checked before registration of document of property before sub registrar of your concerned area.
