Land owner is selling illegal land to the buyer

Dear Sir,
I want to buy agricultural land for farming. So I met the owner of land
and made a unregistered contract with him and also gave him some cash in hand before
buying the land. But after sometimes I came to know that the land to which I am going to buy is a illegal land. So I refused to buy that land and demand from the land owner to give my money back. But land owner denied to give me my money back.
I want to know your opinion, what should I do in this situation.

Sir you can initiate proceedings for breach of contract. The seller forfeits ernest money in cases where the transaction falls through by reasons of his default. In case the seller did not have title to the land in the first place, you are entitled to a return of any money given. You could also initiate criminal proceedings for criminal breach of trust and cheating.
