Land is A khatha but flat is B khatha

I came across a flat where land is A khatha and all 12 flats are B khatha. And it has a deviation of 60% and LIC is allowing to take a home loan. So if I purchase can I convert this to A khatha in future ?

yes you can apply for the A khatha, but the authority has to take the decision on it by scrutinizing your property status . Hence, if is there any compliance is pending then the concerned authority will direct it to comply and issue A khatha. If is there any other hurdles on the land from the government that also will be brought to you notice and upon compliance they will change on full fillment of required criteria

It is possible to convert B Khata into a A Khata, provided that owner of such a property clears all dues, including property tax, DC conversion charges, as well as payment of the betterment charges levied by the BBMP. One can apply for Khata Conversion for properties that have minor deviations from the existing and accepted building regulations.
