whether SRO registered AGPA with possession is a valid document to transfer the ownership of a land in Telangana state or not

you are saying the Agpa is registered and in your pocession go and sell with registered sale deed to some other party I mean sell the land to third party you have every right to do that ...What you are waiting for..even if the original owner files. SUIT he will lose because you already sold to a third party.

No. An Agreement of Sale–cum–General Power of Attorney (AGPA), even if registered and coupled with possession, does not by itself convey ownership of immovable property. In law, transfer of title can be effected only through a duly executed and registered sale deed. An AGPA may create contractual rights or authorize acts on behalf of the owner, but it does not amount to a conveyance of ownership. Courts have consistently held that “GPA/Agreement sales” do not confer title and cannot substitute a registered sale deed. At best, such a document may support a claim for specific performance, subject to limitation and proof. Therefore: - Title remains with the original owner until a registered sale deed is executed, - Mutation or possession based on AGPA does not cure the defect of title, and - Any subsequent transactions based solely on AGPA carry significant legal risk. For clear and marketable title, execution and registration of a proper sale deed is indispensable.
