Is it safe to buy a panchayat plot

How safe is to buy a panchayat plot and do I have to pay Khata for it yearly? What are the legal documents I need to have to prove my ownership of a plot?

Certainly you didn't said which panchayath and how u buy without seeing document do one I will guide you on that matter ...I'm not charge anything of this if any details contact me ,now a days u want to buy property it's very necessary to consult advocates thank you

Panchayat site is site within the jurisdiction of a Village Panchayath. It may be a small site, a bigger sized one or a stray site,, or may even be part of a layout. Usually they are unconverted revenue lands.
The documents that are relevant for scrutiny in case of a panchayath site are :
1. mother deed.
2. Documents of origin,
3. Record of rights ,
4. Encumbrance Certificate,
5. Layout plan,
6. Survey sketch,
7. upto date Tax paid reciepts,
8. The index, tippani of the orignal land.
9. Approvals , if any,
10. NOCs egarding acquiring agencis.
