No, a simple written agreement is not legally valid to transfer property. Even if you pay your sister-in-law the money, she could legally claim her share of the house again in the future. To safely get full ownership, you must execute and register a Relinquishment Deed (Release Deed) at the sub-registrar's office. You also need to legally update the property records from your late father's name to yours. Please contact me. I can help you draft the correct deed and get it officially registered so your property is completely secure

Yes, such settlement can be made legally valid if it is properly drafted and registered. Since the property is still in your late father’s name and your younger brother’s share has devolved upon his widow, it is advisable to execute a proper Relinquishment Deed / Family Settlement Deed after payment of the agreed amount. The deed should clearly mention that after receiving the consideration amount, she will relinquish all her rights and future claims over the property. The document should preferably be registered before the Sub-Registrar with witnesses and payment proof. For proper legal drafting and complete guidance regarding mutation, legal heirship and registration process, you may discuss the matter personally at District Court Chhatarpur
