Is an affidavit sufficient by seller if names are different from ID

A Seller of a plot has "Axx Cxx" name ( Axx being first name and Cxx being last name) registered in registry, lease deed, possession letter, allotment letter, and all other property documents. issued by authority. However, seller has id proof (pan,aadhar, bank) in the name " Axx Bxx Cxx" and no id proofs for the name "Axx Cxx". 1. Now as buyer, will this name anomaly create any issue in transfer and registry of the said property. Also seller is asking for cheque in the name of " Axx Bxx Cxx" and not in the name "Axx Cxx" as mentioned in the property. 2. Is it better that seller first gets the name corrected as " Axx Bxx Cxx" in all property documents and the then sale the property. 3. OR A notarized affidavit by seller can help in this case and is acceptable by authority and registrar? Seller is ready to create a affidavit . If yes, do newspaper publication is also required for transfer / registry?

A notarized affidavit by seller can help in this case and is acceptable by authority. When your final sale deed prepared then you must be mentioned one Claus is axx cxx and axx bxx cxx is one person and take one affidavit also

It's better to mention the above details in the Sale Deed itself. No separate document is required as adhar of seller shall also be a part of the deed.
Cheque in his actual name as in bank account will not create any problem then.
