How to transfer the ownership of property after father's death

Religion-Hinduism. Of the current property (Residential House), my elder brother is owner (alive) and my father was co-owner (deceased). I want to be the owner of the house. I have the verbal consent of my brother and other family members (my mother, my brother's wife, my wife). What is the best and the least expensive legal method of doing that? There is no WILL left by my father. Does my mother becomes a legal heir automatically of the said property? Can my mother create and execute a WILL by her side making me the sole owner of the property? Does it require a registration and the expense of registration charges/stamp duty etc?
Yes you are also entitled for the equal right in the property. Your mother is obviously a legal heir of your father and she can very well execute a will. Another way is that your mother can gift the property and you can get it transferred on your name through gift deed along with the duty prescribed in the schedule of registrar.
