How to transfer property after both parent death to sons ?

Properties were obtained through a Power of Attorney and are currently in the name of my mother, transferred to her after my father's passing. There are two properties in her name, one in Delhi and the other in Noida. What is the procedure for transferring property ownership to the heirs? What documents are required, and what are the associated fees?

There are multiple modes of doing so, first is through getting a will registered in the name of heirs and then after death the will be executed this is economical in cost and second is through gift deed ( costly in terms of fee) and third is sale deed ( costly) but better than other two , if no dispute in family.

In case your parents have executed a Will the properties will be devolved upon the legal heirs in accordance with that only. On the alternative in case they died intestate than letter of administration needs to be sought from the court by filing a petition before the District Judge

First of all you need to obtain a Surviving Member Certificate from SDM. Secondly, you need to apply for transfer of property which may be done following different legal paths. For assistance you may consult me.

You need to hire expert advocate for this . Did your father leave any will or not ? If mother is currently a GPA holder then she either do GPA with consideration to you all or else she can sell or gift the property. We need more details in this case
