How to sell ancestral property

We had house site on my father's name with pucka registered document of 1947. My father & mother expired 1976 & 1974 respectively. Wehave no death certificates both of them. We r 6 brothers. No sisters. In this 4 brothers also expired. They have 3 child each both majors now. What we have to do 2 sale the property. We r hindus.

With out death certificate, then all of the surviving legal heirs need to file an affidavit and claim property.
Then all of the surviving legal heirs should jointly offer to sell the property to the buyer and effect the sale deed (all of them to sign) to the buyer.
