How to proceed with the distribution of property

My mother in law posses a house with land and living in the same place. Now she wants to sell and give away 1/3rd of share to my wife and son. I am interested in compensating the 2/3rd of the value to her, what is the best way to proceed, like gift, of sale deed . Is the property can transfer wholly to my wife name or can it be on both of our names?

She can settle 1/3rd property to your wife and son

You may proceed with buy the property for valuable consideration

Or she has to settle the entire property to your wife and you need to pay consideration through your wife

Your mother in law is the absolute owner and out of love and affection she is giving one third to her daughter . Whether to give the balance to anybody is her right and you can not dictate terms to her .Your wife can negotiate with her.
